  • Are they busy? Agencies with many property listings are dealing with a lot of tenants & have a constant flow of current information on market demand & price feedback for a variety of properties types.

  • Do they have lots of happy clients? Google reviews hold a lot of weight as a means of social proof & are an important factor influencing decision making prior to committing to any service.

  • Are their properties presented well online? Poorly presented properties attract sub-standard tenants & result in headaches for everyone. The fallback onto property managers & added workload will result in service levels declining & high turnover of staff.

  • Do they provide an online owner-portal? If you want transparency & want to know what’s going on, then you need to consider an agency that’s embracing technology.

  • Do they have a dedicated New Client Consultant to handle new business? The growth of the business is a full-time job & whilst the whole team contribute collectively, they do so naturally, by providing excellent client experiences. If property managers have the added pressure of wearing several hats in an agency, their focus may not be on you & the day-to-day management of your property.

  • What are your average days on market?

  • What is your process for dealing with repairs & maintenance?

  • What marketing recommendations will you make?

  • What does your application process look like?

  • How often will I receive communication & in what form?

  • How do you manage rent arrears?

  • What support are provided to your property managers?

  • What size is your property management team?

  • How many routine inspections will you conduct each year?
